World Headquarters

This campus features a multi-story 400,000 sq. ft. office services building with four 100,000 sq. ft. residence halls, plus a vehicle maintenance building, all interconnected with a series of bridges, tunnels and walkways.

Our Services

Services provided by FMD for this project include programming, schematic design, design development, construction documents, interior design, construction administration, and BIM through construction with prefab components. We collaborated with all parties to fast-track design and construction.

Organization

FMD worked closely with the owner to refine and graphically communicate their program of requirements. The main building on this campus houses offices for each separate department, conference rooms, an auditorium, and other various administrative functions. It also contains everything the site’s residents need, including a large dining hall, kitchen, laundry, commissary, dental and optical services, a hospital, fitness center and more. Additionally, components of the design are open to the public with a large lobby and welcome area, and a museum.

Highlights

The complexity of the building required extremely close collaboration with the owner’s core team of decision-makers to ensure a logical organization and flow of spaces.  The project achieved a level of Four Green Globes (equivalent to LEED Platinum) for each building on campus. In addition to highly efficient systems and building envelopes, a series of green roofs offer native vegetation for decreased cooling loads and increased occupant comfort.
